Pre-purchase building inspections reports are a critical step in the due diligence process when buying a home in South-East Queensland.

A recent Caboolture property inspection was a prime example of this, revealing roof defects and subsequent structural and paintwork issues that the new owner would need address to bring the home up to scratch and prevent further deterioration.

Among the issues identified in All Suburbs Building Inspection Reports (ASBIR) comprehensive 81 page assessment, one of the biggest areas of concern was the poor condition of the roof, the need for a rust treatment to the roof, and the subsequent damage roof leaks had caused to the property.

There were a number of locations throughout the house where the roof had leaked, including the chimney area and bedrooms. There was evidence of current water penetration through the bedroom ceilings, with ASBIR recommending a roof plumber be engaged to investigate further and pinpoint exactly where repairs would be needed.

Moisture damage was noted to the some roof rafters, along with internal and external walls in the sleep-out rooms and roof repairs required to this section of the house.

According to ASBIR Senior Inspector, Fred Broekman, potential buyers should be armed with a thorough understanding of the condition of the home they are looking to buy, before a contract settles.

“Potential buyers can easily fall into the trap of assuming that a roof leak may only require isolated repairs to that section of the home.

“However, if the problem has been left unattended for quite some time – as was the case with this home – we usually identify a raft of issues throughout the entire property including wall damage and structural issues to framework, flooring and paintwork that can lead to a much bigger repair bill than anticipated”.

ASBIR’s report also found that roof flashing had not been installed, enabling moisture to penetrate into the garage and deteriorate the paintwork. While the framework was not very stable, with post deterioration that would also require repairs.
