  • Contract Inclusions Checks – At the time of the pre-handover inspection ASBIR can also carry out a check of the contract specifications and inclusions list to determine if all items e.g. appliances, fixtures & fittings etc. are correct according to the contract. This would be particularly important if you live interstate or overseas and are not able to view the property yourself. 

You will appreciate knowing that the inclusions you have signed for in the contract is what has been installed. Differences between the contract inclusions and what is provided will also be noted in the report, so that any discrepancies or omissions can be addressed prior to the final progress payment being paid.

  • Re-inspections or Final Handover Inspections – After the pre-handover inspection (PCI) we can carry out a re-inspection or 2nd inspection if required, to check that the defects noted on the handover report (PCI) have been rectified.
  • Six (6) Month Maintenance or End of Warranty Inspections – Prior to the expiry of the statutory defects liability period we will conduct a maintenance inspection and provide you with a written report noting any defects and omissions which have become apparent during the defects liability period or may not have been rectified at handover or settlement.  Things like cracking to plaster cornices, or doors that do not close properly are just a few things that are quite common. You are entitled to have any issues which are considered the builder’s responsibility rectified within specific time frames and in accordance with builders’ warranties.
  • Annual Termite Inspections – During construction, a termite barrier should be installed in all new buildings. You should receive detailed information from your builder at handover regarding the termite protection or treatment used. A yearly inspection of the property should be done to protect your property from termite infestation and timber pest damage.

ASBIR conduct termite inspections or timber pest inspections annually to the complete exterior and interior of your property, in accordance with Australian Standards AS4349.3. We will provide you with written report and recommendations for protecting your property.  You should have a termite inspection done annually otherwise the structural warranty may be affected.

South East Queensland is an infamous termite hotspot and all residents should be on the alert over the next few week for the annual termite swarms.

Mid-November to mid-December is the peak time for termites to mate and start new nests (colonies). The conditions following Cyclone Debbie’s visit have been ideal for termites and with an unprecedented number of termites ready to procreate we are in for a larger than normal infestation.

Termites usually swarm at dusk when the weather is hot and humid, especially before storm activity. Hence their love of South East Queensland.

How to Protect Your Property from Termites

Home owners are only likely to become aware a swarm has taken place when they find dead winged termites in the windowsills and on the floors.

So what can you do? Here are some tips from ASBIR:

  1. Check your home & garden for signs of activity (mudding, nests, flying termites, dead termites)
  2. Check for leaking taps, drains/down pipes, stored water areas & areas with a lot of foliage
  3. Check your weep holes / slab edge
  4. Pay particular attention to stumps, retaining walls, and loose timbers

And if you find signs of activity remember:

  • Don’t disturb them (if you can avoid it)
  • Don’t spray them with bug spray, you will only make them move on to the next safe zone
  • Try to take photos or videos of the activity to keep on hand for your termite specialist

Retail Centre Pre-Purchase Building and Pest Inspection Noosa

ASBIR recently undertook a pre-purchase building and pest inspection for a Noosa retail precinct comprising six tenancies.

While no major structural concerns were identified in this case, the inspection did unearth minor issues where repairs and maintenance would be required. This included leaking and rusted roof gutters and roof sheeting, deterioration to paintwork, blockwork cracking and some damage to flooring and countertops.

Furthermore, among the defects were out-of-date fire extinguisher inspections and missing smoke detectors which are critical for a commercial premise.

ASBIR Senior Inspector Fred Broekman said a pre-purchase building inspection was an essential step in the due diligence process, giving you a true snapshot of the extent of repairs or maintenance a property may require. 

“Regardless of whether you’re looking at buying small retail outlets or offices through to large shopping centres, warehouses, office blocks or an apartment building or motel, you should organise a qualified and independent building inspection from a reputable company.

“Before a contract settles it’s worth understanding the true condition of the property. An independent building inspection will identify significant issues and expose problems such as structural cracking, subsidence, leaks or dampness as well as maintenance and timber pest issues,” Fred said.  

“Having this additional knowledge can help in the decision making process or price negotiations. For many potential buyers they need to weigh up if they’re in a position to bear the costs of any future repairs or maintenance,” he said.
