Mango Hill Investment Property Pre-Handover Building Inspection

Are you buying an investment property off the plan or through a property marketer? Ensure you book an independent pre-handover building inspection for peace of mind.

All Suburbs Building Inspection Reports (ASBIR) recently conducted an independent building inspection on a newly built investment property in Mango Hill which revealed unsatisfactory paintwork and poor workmanship.

In fact, there were too many internal painting defects to individually dot out across both levels of the two-storey residence indicating extensive issues.

In ASBIR’s report, defective surfaces are noted to the walls, skirtings, window architraves, door architraves, doors and ceilings. Sanding and repainting is required to defective surfaces.

Our inspector also identified the ‘orange peel effect’ throughout the property.

According to ASBIR Senior Inspector, Fred Broekman, “the orange peel effect is caused by incorrect spray gun setup and can occur when the air pressure is too low, the incorrect nozzle has been used, the paint is sprayed at an angle other than perpendicularly, or excessive paint has been applied.”

Fred also suggested it was common for inexperienced investors or new home buyers to overlook the need for an independent building inspection.

“Many builders offer their own quality inspection, while a property marketer may have a long-standing relationship with the builder and vouch for them so don’t fee it necessary to independently assess the work completed.

“But as this report shows, even a reputable builder may be let down by his sub-contractors and if our inspector had not done the inspection, then the quality of the paintwork may slide under the radar causing concerns down the track.

“An independent building inspection is the only way to give you peace of mind,” he said.

Handover Inspection of New Home Reveals Dented Roof Sheeting in the Brisbane Suburb of Cannon Hill!

When taking ownership of your brand New Home you would not expect it to come with dented Roof Sheeting would You? While dents as such would not necessarily affect the serviceability of the roof, though aesthetically it is definitely not something that you would want to have to look at year after year, or even just know it was there.

As much as you might have your suspicions as to how the dents got there, with the all of the various tradespeople and others that come in and out to either carry out work or deliver goods and materials on a building site during construction of your new home, it is not always possible to know who caused the damage, especially if no-one has owned up, or was even aware that damage may have been caused by their activities.

This is just one of the reasons why a Handover Inspection is so essential!

There are many things ASBIR looks for in our building inspections, and defects such as dented roof sheeting is something that has to be noted at Practical Completion in order to for you to have the opportunity as the owner to have this rectified by the builder.

Once Handover has taken place, any defects or omissions that may still exist in the property, which are not noted at Practical Completion and before you receive the keys to the property and take possession of your new home, it can become very hard to prove that theny damage or defects existed prior to Handover and weren’t caused after Handover by the owners, or in the case of investment properties, the tenants.

Why a Handover Inspection “PCI” is so important when building your New Home or Investment Property in Brisbane and the Sunshine Coast!

Some people do not bother having a handover inspection done at this point, or they get their property manager or a friend who is ‘in the industry’ to do their handover inspection for them.

Often new homeowners may decide not to have a handover inspection done to save money, because building a house is such a large investment and by this stage often money is getting tight and they are thinking about furnishing their home and adding the final touches. While this is somewhat understandable, in our experience this is NOT a wise idea!

Problems often arise from not engaging a Building Inspection Expert to Conduct Your Handover Inspection…

We have seen many problems arise from property owners not having a building inspection expert do their handover inspection. A few hundred dollars spent at this point is a sound investment because it could very well save you thousands later, especially if certain building defects or other issues are missed, and you may have no come back on the builder after handover has happened and the final payment is paid.

Doing a PCI or Handover Inspection is not merely looking for a few cosmetic defects to interior paintwork and then thinking the job is done.  There are many types of building defects we come across every day that require rectification under the Australian Standards.

As a Property Manager why would you even offer to take the responsibility for something as important as a Practical Completion Inspection?
