Is an Electrical Inspection included in a Commercial Inspection?

The condition and operation of electrical components, installations and appliance are not included as part of a pre-purchase building inspection standard or scope of works, however if requested we can arrange for an electrical installation inspection to be carried out by a licensed electrician at the time of your commercial building inspection by ASBIR.

There are different types of electrical inspections, some of these require the power to the property to be turned off for a short period of time.  The most requested electrical inspection is the Basic Visual Inspection, which does not require the power to be turned off.

If you order an electrical inspection to be included you will receive an Electrical Installation Report as a separate PDF document by email with or shortly after you receive your Commercial Building Inspection Report.

Australian Building Codes and Standards

The types of commercial pre-purchase inspection reports that are conducted on commercial structures are similar to those for other buildings, such as building & pest reports, maintenance reports and handover reports, except they are specific to the type of commercial building being inspected.  Reports comply with relevant Australian Building Codes and Standards.

Your building inspection report will contain a summary of findings in which any defects and other problems in the property are noted, along with the inspector’s recommendations for rectification and any relevant photos.

You can expect to receive your commercial building inspection report by email within 1-2 business days after the inspection, in most cases.

As the client you are most welcome to attend the inspection, or call the inspector afterwards to discuss the report and ask any questions.

Dilapidation Reports or Pre-existing Condition Reports

If you are planning to undertake any new construction which is near or adjacent to other properties, or your property is one adjoining any planned development or construction, you will need to consider the possibility that problems may arise in surrounding properties due to the building works.

Dilapidation Report documents pre-existing condition of buildings before any new construction is commenced so that there is a photographic record of any defects or other issues that existed prior to building works commencing, and therefore could not have been caused by the construction works on the property.
