ASBIR recently compiled a 132 page building and pest inspection report for a sports complex in Deception Bay, with urgent termite treatment recommended along with periodic maintenance to both internal and external structures and materials.  

According to ASBIR owner and senior inspector, Fred Broekman, commercial properties such as these tend to experience higher foot traffic and require more regular upkeep.  

“One prime example is pavers that need to be re-laid to prevent clients or customers tripping or injuring themselves as they enter or exit the building,” Fred said.   

Among the external assessment of the premises, as standard ASBIR closely inspects gutters and downpipes to ensure they are fully functional and connected to stormwater pipes to prevent damage to the building’s foundations, while also ensuring there is adequate drainage around the perimeter of the building.  

Other defects found in this report included major wet rot decay in the timber fencing, along with visible evidence of termite damage.  

“Mud tubes and damaged timbers synonymous with termites were identified in the fence posts, with the recommended course of action being urgent treatment by a qualified pest management company,” Fred said.  

But it’s not just the obvious signs of termite damage which are a concern for business owners.  

“It’s the concealed termite entry or pathways which prove most problematic, such as garden beds built directly alongside external walls,” he suggested.

“At this property we also noted major cracking to brickwork and recommended a structural engineer to further evaluate the damage to determine best course of action,” Fred said.  

Internally, minor ceiling cracking was noted and will require periodic maintenance with further waterproofing required in wet areas.  

“The internal roof system showed signs of missing sarking which may affect waterproofing, along with past water damage which should be monitored during future rain events.”
