Latest technology in Building and Pest Inspection

Along with our sound knowledge and expertise we use the latest in building and pest inspection technology.  Our specialized 3D Reporting System enables us to deliver a detailed and accurate report electronically.  Other inspection equipment and tools we use to assist detecting problems in buildings include thermal imaging cameras, moisture detection meters and borescopes, and these are used as needed during inspections to detect such things as; structural issues, termites, moisture problems, leaks, safety issues, to name just a few.

  • Overall Condition: An assessment of the incidence of major defects, minor defects, safety issues, and the overall condition of the property;  A summary of the areas inspected, areas not inspected, areas where access was impaired,  high risk areas; etc.
  • Roof System: Roof coverings, fascias, barge boards, guttering, downpipes, valleys, ridges, flashings, hips, soffits, chimneys, skylights, vents, roof cavity, roof framing, party walls, including placement of insulation and sisalation; etc.
  • Building Exterior: Wall cladding,  siding, windows, security screens, doors, garages, carports, outbuildings, stairs, fixtures, subfloors, decks, posts, railings, pergolas, balconies, veranda’s, awnings, water tanks; etc.
  • Site & Services: Surface water drainage, trees, driveways, pathways and paved areas, fences and gates, retaining walls, planter boxes, pool surrounds, pool fencing,  and presence of safety switches, smoke alarms, air-conditioners, hot water units; etc.
  • Building Interior: Ceilings, walls, windows, doors, floors, tiles, woodwork, built-in wardrobes, stairways, kitchen cabinets, bench tops, splashbacks, sinks, taps, toilets, laundry tubs, baths, showers, shower screens, vanities; etc.

Professional Inspection Reports

Our Inspection Reports are professional, comprehensive, independent, detailed, accurate, and easy to read and understand. Your report is prepared with great care and attention to detail.  Reports highlight major defects, minor defects, incomplete and sub-standard work or materials, and any safety hazards.

Using a specialized 3D Reporting System in which the inspector is able to conduct your inspection electronically on a hand-held computer, we provide you with a detailed, easy to read Report by email, by the following business day in most cases.

Photos are easily included in the report and a Summary of the Inspector’s findings and recommendations for rectification is also attached.

An assessment of the overall condition of the property is included in the Building & Pest Report, where the building is compared to other buildings of similar age and construction.  Items found that require attention are listed under the appropriate sub-headings within the body of the Report.  For ease of reading, some of these items are also listed in the Summary of Findings at the front of the Report.

The Queensland Building and Construction Commission or QBCC (formally QBSA) has very stringent processes, policies and procedures that must be strictly complied with and adhered to in order to be allowed to perform building inspections as a licenced Builder and Completed Residential Building Inspector.
