When was the last time you looked at your roof? Have you ever?
Your roof is one of your home’s essential components. It is the covering on top of your house that protects your family and your possessions from the weather. It is also most likely to be the part of your home that gets damaged. Over time a roof can deteriorate through wear and tear and exposure to the elements. A roof condition report will shed light on possible damage or defects in your roof, making it easier to take corrective action to avoid greater damage and greater expense down the road.

A Deeper Dive into a Roof Condition Report, Roof Defects and Maintenance
The Importance of Regular Roof Maintenance
Regular maintenance of the roof is very important and should be carried out regularly by all homeowners as the roof covering is the primary barrier in preventing rainwater entering a building and damaging its structure and contents.
Proper roof maintenance is important not only to protect the home’s interior, but a roof supports the home and keeps it stable. A well-maintained roof can add to the home’s aesthetic appeal.
A Roof Condition Report Can Help
Roof inspections are one of those important tasks that are generally forgotten until something goes wrong. A roof condition assessment report, also known as a roof inspection report, provides a detailed assessment of the roof’s condition and recommends any necessary repairs or maintenance.
The primary purpose of a roof condition assessment report is to diagnose issues before they cause damage to the interior of the home and can help property owners make informed decisions about their roof, such as when to invest in repairs or replacement. A comprehensive inspection of the roof should always include an assessment of all its components, including gutters, eaves, flashings and downpipes. Specific attention should be paid to the roof’s covering material, which is usually concrete tiles or metal sheeting, as it can take a beating from the elements, high wind, hail, falling tree branches or flying debris.
Common Roof Defects
The most common defects we regularly notice during our inspections:
- Gutters containing leaves and debris
- Cracked tiles & / or cracked mortar to tiles
- Missing fascia boards
- Damaged gutters & / or downpipes
- Rust to roof sheeting & / or roof screws
- Loose metal roof fasteners
- Damage to flashings
- Wet rot to external timbers
- Loose or missing tiles
If getting on the roof is out of the question, there are a few things you can look for from the ground. Even without expertise or equipment these things should be obvious.
Cracked Roof Tiles. Hairline cracks may not be visible from the ground but larger cracks should be.
Missing Roof Tiles. Sometimes, usually following a storm, roof tiles may work loose and slide out of position.
Moisture or Mould. Mould or grime will appear as discolouration from the ground.
Raised Roof Screws or Nails. Searing temperatures can cause roof sheeting to expand resulting in some nails popping up.
Gutter Issues. Dents, cracks and leaks to the guttering is easily visible from the ground.
No Time to Waste
Prompt repair to roof issues is required for weather proofing, prevention of water ingress and the development of wet rot and mould. It is always cheaper to repair minor issues than it is to repair major issues.
We recommend inspecting your roof following a large storm or if you notice any anomalies inside the house. Most insurance companies will require a report from a licensed inspection company prior to finalising a claim.
