ASBIR recently undertook a pre-purchase building and pest inspection for a Noosa retail precinct comprising six tenancies.

While no major structural concerns were identified in this case, the inspection did unearth minor issues where repairs and maintenance would be required. This included leaking and rusted roof gutters and roof sheeting, deterioration to paintwork, blockwork cracking and some damage to flooring and countertops.

Furthermore, among the defects were out-of-date fire extinguisher inspections and missing smoke detectors which are critical for a commercial premise.

ASBIR Senior Inspector Fred Broekman said a pre-purchase building inspection was an essential step in the due diligence process, giving you a true snapshot of the extent of repairs or maintenance a property may require.

Deception Bay Commercial Building Inspection Identifies Termite Damage

ASBIR recently compiled a 132 page building and pest inspection report for a sports complex in Deception Bay, with urgent termite treatment recommended along with periodic maintenance to both internal and external structures and materials.  

According to ASBIR owner and senior inspector, Fred Broekman, commercial properties such as these tend to experience higher foot traffic and require more regular upkeep.  

“One prime example is pavers that need to be re-laid to prevent clients or customers tripping or injuring themselves as they enter or exit the building,” Fred said.   

Among the external assessment of the premises, as standard ASBIR closely inspects gutters and downpipes to ensure they are fully functional and connected to stormwater pipes to prevent damage to the building’s foundations, while also ensuring there is adequate drainage around the perimeter of the building.  

Other defects found in this report included major wet rot decay in the timber fencing, along with visible evidence of termite damage.  

“Mud tubes and damaged timbers synonymous with termites were identified in the fence posts, with the recommended course of action being urgent treatment by a qualified pest management company,” Fred said.  

But it’s not just the obvious signs of termite damage which are a concern for business owners.  

“It’s the concealed termite entry or pathways which prove most problematic, such as garden beds built directly alongside external walls,” he suggested.  

The beauty of a building and pest inspection is that ASBIR can refer you directly to other experts to fix such problems.  

“At this property we also noted major cracking to brickwork and recommended a structural engineer to further evaluate the damage to determine best course of action,” Fred said.  

Internally, minor ceiling cracking was noted and will require periodic maintenance with further waterproofing required in wet areas.  

“The internal roof system showed signs of missing sarking which may affect waterproofing, along with past water damage which should be monitored during future rain events.”

ASBIR recently undertook a thorough commercial building assessment on a small retail premise in Maleny which revealed significant water-related issues.

According to ASBIR Principal and senior building inspector, Fred Broekman a pre-purchase inspection as part of your due diligence process can give you valuable information about the status of the premises and negotiating power before you make your final decision to purchase the property.

“This recent building inspection of a commercial retail property on the Sunshine Coast hinterland identified a host of potential issues that could lead to a safety, and legal nightmare if left unattended”.

“The timber stairs showed signs of wet rot decay which can pose a safety hazard if not rectified, and the potential for litigation should someone get hurt. Not to mention the risk of lowering the property’s value if not rectified or adequately maintained,” Fred said.

The lesson for prospective buyers, but also commercial property owners, is that all timber structures should be assessed regularly. This includes external timber walls and structures such as decks, verandahs, pergolas, balconies, handrails, stairs, retaining walls, children’s play equipment, fences, garages, carports, sheds, gazebos and outbuildings.

“Annual building inspections and regular property maintenance can help avoid these problems before it’s too late – or costly to your business,” he said.

In this instance, ABSIR’s detailed 85+ page commercial building inspection report also revealed missing and broken downpipes on the retail property.

“While this may sound like a minor issue, the consequences are severe if left unattended,” Fred said.

According to Fred, rain water from unconnected downpipes running on the ground near buildings can undermine the building’s foundation and cause serious long-term problems to the structure if unresolved.

“Further to this, moisture constantly coming in contract with timbers will decay these structures, while also attracting termites with a moisture source so close to the building,” he said.
