When purchasing a house, unit or apartment with a raised deck, verandah or balcony it is vital to ensure that it is safe.
A recent building inspection in Ningi by All Suburbs Building Inspection Reports (ASBIR) discovered extensive issues to the entire verandah structure.
In fact, Senior Inspector Fred Broekman recommended that the area should be cordoned off and not used until urgent rectification works had taken place.
“Very rarely do we see decks or covered entertaining areas in such disrepair.
“The general condition of the covered patio was so poor – including evidence of water penetration, severe wood decay, rust, cracked floor tiles and concrete – that it posed a significant safety hazard to any occupant or visitor to the home,” he said.
Regular building inspections are essential to ensure structural safety. These inspections will check strength and straightness, construction, gaps, decay, corrosion (rust) and termites.

According to Fred, you should be concerned if you notice any of the following:
- Blistered paint
- Changes to the timber such as depression, sagging or loose timbers
- Termite mud tunnels
- Fine sawdust around timber
- Build-up of soil around base of timber, and
- If you hear any creaks or groans.
