Building Stage Inspection Checklist

Depending on the type of building being inspected the following are checked as per: 

  • Australian Standard AS1684 Timber Framed Construction
  • Building Codes of Australia (BCA)
  • Building Commission Guide to Standards & Tolerances

What We Inspect at Base/Slab Stage… 

  • Builder’s sign or survey pegs.
  • Site conditions including access, driveway slope,
  • Retaining walls and fences
  • Orientation of the building in relation to the access road
  • Site gradient
  • Inclusion of reinforcement starter bars tied to the slab mesh
  • The steel for clearance from the base as per engineers design
  • Measure slab size in relation to approved plans
  • Position of under-slab services
  • Installation of stormwater pipe system
  • Termite protection to all slab penetrations
  • The location of the electrical meter box including safety switch

What We Inspect at Frame Stage 

  • All wall framing for straight and plumb
  • Walls square
  • Frame tie down and bracing
  • Wall frame spacing
  • Blocking & nogging in wall and ceiling
  • Frame correctly placed on slab
  • Plumbing and drainage penetrations
  • Tie down and bracing to roof trusses
  • Fascia and gutter if installed
  • Tie down to steel columns, beams etc.
  • Window openings
  • Door openings
  • Termite barrier
  • Retaining walls (if our first inspection)

What We Inspect at Lock-Up/Enclosed Stage 

  • Roofing installation
  • Fascia and gutters
  • Flashings to openings and penetrations
  • Installation of damp proofing
  • Weep holes to perimeter and window openings
  • Brickwork for straight and plumb
  • Brickwork for any cracked and broken bricks
  • Mortar joints to brickwork
  • Brick window sills
  • Expansion joints to brickwork
  • Quality of ceilings, wall linings and cornice
  • Waterproof membrane to showers & wet areas
  • Installation of party walls where required

What We Inspect at the Fixing/Pre-Painting Stage: 

  • Installation of doors
  • Installation of windows
  • Installation of skirting, architraves etc.
  • Cabinetry
  • Ceiling and wall linings
  • Garage doors.
  • Pergolas, decks, patios, verandahs etc.
  • Carports, sheds
  • Safety glass
  • Smoke alarms
  • Safety switches
  • Vermin proofing
  • Toilet door open out or removable
  • Step heights
  • Balustrading
  • Ceiling height
