Commercial properties come in all shapes and sizes, and what is necessary to check in a warehouse may not be the same for a child care centre. Our commercial options vary slightly from residential services as they are specific to the type of building being inspected. All ASBIR clients are encouraged to attend the commercial building inspection with the inspector. This provides an opportunity to receive a verbal report from the inspector prior to receiving the written report.

Australian Building Codes and Standards

The types of inspection reports completed for commercial structures are like those for other buildings, such as building and pest reports, maintenance reports and handover reports. However, the inspection itself is a little different in that it is specific to the type of commercial building being inspected.

All ASBIR reports comply with relevant Australian Building Codes and Standards.

Is an Electrical Inspection Included in a Commercial Inspection?

The condition and operation of electrical components, installations and appliance are not included as part of a pre-purchase building inspection standard or scope of works. However, if requested we can arrange for an electrical installation inspection to be carried out by a licensed electrician at the time of your commercial building inspection by ASBIR.

There are different types of electrical inspections, some of these require the power to the property to be turned off for a brief period. The most requested electrical inspection is the Basic Visual Inspection, which does not require the power to be turned off.

Please let us know if you would like to have an Electrical Installation Report included with your commercial building inspection by ASBIR. We can include this in our fee proposal and arrange on your behalf.

Dilapidation Reports or Pre-existing Condition Reports

If you are planning to undertake any new construction which is near or adjacent to other properties, or your property is adjoining any planned development or construction, you will need to consider the possibility that problems may arise in surrounding properties due to the building works.

A Dilapidation Report documents pre-existing condition of buildings before any new construction is commenced so that there is a photographic record of any defects or other issues that existed prior to building works commencing, and therefore could not have been caused by the construction works on the property.
